Investor property inspections are performed prior to purchase as well as periodically during ownership. Pre-purchase inspections are performed to identify defects prior to taking ownership to negotiate repairs or price adjustments which reflect the condition of the property. Periodic inspections for properties currently in your portfolio would ensure the identification of needed repairs following say a long term tenant's departure. Long-term tenants sometimes neglect to mention repairs and/or abuse the property during their tenancy. Identifying those problems early is the key to profitable ownership.

Seller Certified Home Program (Pre-Listing Inspections)

Listing inspections are very good for the homeowner who may not be in tune with the condition of their home. A great many sales are cancelled due to the buyer's shock at the "functional condition" of the home. It may look great, but have serious technical, safety, or functional issues present without the owner's knowledge. Having the home inspected prior to placing on the market is the ideal way to identify and either repair or disclose the issue found in the Inspection Report. Obviously, repairing the items would be the most beneficial towards completing the sale. However, there may be financial reasons where the owner can't make the repairs. Disclosing them up front and pricing the home based upon that disclosure will often times produce a higher net sales price for the owner.

Here is a list of additional a-la carte Services we offer and their cost;

Water Quality Testing- samples are collected by our staff and taken to an EPA approved analytical lab (this allows us to get more accurate test results back to you faster!)  Testing includes coliform/bacteria, lead, nitrate and nitrite and the results are available with-in 24 hours of the home inspection.

Coliform/bacteria test - $105 

Above test + lead, nitrate/ nitrite - $205 (allow up to 5-7 business days for results)

 Dock & Seawall Inspections - Our certified staff will perform a thorough visual inspection and report in detail any major or minor deficiencies found.  Inspection will include any pier or walkway attached to the dock, float system, operation of boat lift/s, condition of structural components, as well as electrical, plumbing, and decking materials used- the detailed report will be included as part of the home inspection report and will be emailed same day!!!

Single slip boat dock cost- $195

 Radon Gas Testing- We do not use unreliable "canister" type testing equipment!  Our staff is AHIT (American Home Inspectors Trained) certified in the use of a continuous radon monitor testing device which delivers quick and more accurate results and is US EPA approved for real estate transactions.  Also evaluated and approved by the National Radon Safety Board (NRSB).

 Radon Gas Test- $175 results available in 48 hours due to test requirements

Pool and Spa Inspections - Our staff is AHIT certified North Carolina Pool and Spa inspectors.  A thorough visual inspection will be performed of the pool, decking, equipment and structural components including materials used and their condition will be detailed in the report which will be available in 24 hours.  

Pool/Spa Inspection- $215

 Termite Inspections- Will be performed by a Certified North Carolina Pest Control specialist the same day as your Home Inspection and a Wood Destroying Insect Report (WDIR) approved for real estate transactions will detail all findings.  We will discuss with you any implications of a bad report and guide you through an appropriate course of action.

Termite Inspection- $85 report is e-mailed with the Home Inspection Report with-in 24 hours.

Mold Inspections - Our staff is AHIT certified for the visual presence of moisture, dampness and organic growth and there is no additional charge for this service- unlike other Home Inspector Companies out there.  The presence of these conditions would be detailed in the Home Inspection Report and an appropriate course of action would be discussed with you.

Septic Inspections- A detailed report will outline the condition of the entire septic system so there are no surprises after closing. We don't just flush the toilets and report that it's working.  A North Carolina licensed, certified Septic expert will inspect the septic tank, pump tank, ground absorption, distribution system, and any electrical/plumbing controls and the report is usually available in 24 hours.

 Septic Inspections- price varies by type of system but starts at $275- call for details
